Spray foam insulation was widely sold as a quick energy-saving fix. Since then, many UK lenders have become cautious. Foam sprayed onto the underside of the roof can hide the condition of the timbers and, if poorly installed, can trap moisture and lead to timber decay. Because valuers can't easily inspect the roof structure, some lenders will not lend at all, and others ask for paperwork or a specialist inspection.
Removing the foam opens the roof up for inspection again. We take it out by hand, photograph every stage of the work, give you a completion report you can share with your surveyor, buyer or lender, and can reinsulate your loft the conventional way afterwards.
Many UK lofts still have the thin layer of insulation fitted decades ago – often 100mm or less, squashed by storage, or spoiled by damp or pests. Current guidance from the Energy Saving Trust is a minimum of 270mm of mineral wool for a typical loft, which generally achieves the 0.16 W/m²K U-value Approved Document L sets when a roof is upgraded in an existing home.
Where your existing insulation is in reasonable condition, a loft insulation top up may be all you need. Where it's past its best, we'll remove it and start again.
Proper loft insulation reduces heat escaping through the roof.
Less heat lost means less energy needed to keep your home warm.
